Planning a 2nd storey extension can be difficult to understand if you are not in the trade. We can help advise and guide you through the process from start to finish. We can also provide a design service if needed and make recommendations for structural engineers when needed. If you have planning already you can always submit these plans to us for us to give you a quick idea of the building costs.

Some people may think that all extensions will need underpinning. However we will liaise with building regulations to see if this is the case. It might be that the existing footings can be used to build the extension on. It would be best to assess the current footings, making it easier to decide on the best route for your plans. Even if the property does need underpinning then this might not cost as much as you may think. The project might still be viable, speak to us about if you have any concerns over underpinning on your 2nd storey extension.

2nd storey extension – scaffolding

Every 2nd storey extension will need scaffolding in place to ensure the safety of the builders and for people below, we can organise the scaffolding if easier, meaning you deal with just one project manager, making the process simple and straight forwards. If you let us know the size of the 2nd storey extension you are looking to put in place we can also advise on the scaffolding costs.

When it comes to types of constructions, we would highly recommend brick if your existing house is brick built, or block if your current home is rendered. This will keep the costs down, however ultimately it is up to you, and we will advise based on your preferences. Either way we will work from the suggested plans, building regs, and structural drawings for the type of construction you will need for your 2nd storey extension.
